This General Agreement ("Agreement") is entered into on _____________________ between (Lessee) _______________________________________________________________ and (Lessor) King Street Orchard, LLC.

The parties hereto intend to be legally bound and agree as follows:

GRANTS

King Street Orchard, LLC grants the lessee the use of the King Street Orchard outdoor area to hold a _______________________ (type of event) for up to _________ guests. The outdoor area comprises approximately an eight hundred back deck, a grassy area, and the outdoor area surrounding the small white fencing. The small white fencing is approximately two hundred feet behind the grassy area. The lower portion of the remodeled 1906 farmhouse is available for use.

DATE/ TIME OF PERMITTED USE

Access to King Street Orchard will begin at _________________ on the date of the event _____________________ and will end at ___________________.

RENTAL FEE 

Lessee shall pay King Street Orchard, LLC, $_________________ to use their property.

One-third of the payment is nonrefundable and due at the signing of the General Agreement; the second-third payment is due fifteen days before the event date, and the last-third payment is due three days before the event.

INSURANCE

Lessee agrees to obtain $1,000,000 general liability insurance on the day of the general agreement and $2,000,000 if alcohol is served.

CANCELLATION

If Lessee cancels this agreement less than ten days before their event, the first and second scheduled payments shall be forfeited to King Street Orchard, LLC.

GOVERNING LAW

This agreement shall be construed under the laws of the State of California.
