GENERAL AGREEMENT

1. GRANT OF USE

King Street Orchard, LLC grants the Lessee use of its outdoor property for a  _____________________ for up to ____________ guests.

The outdoor event space includes:

  • The back deck
  • The grassy area that surrounds the home
  • The land up to the two-foot-tall back fence
  • The two lower-floor restrooms and bridal suite

2. DATE & TIME OF USE

Lessee shall have access to the property that begins at ________________ and ends at ________________ on the event date.


3. RENTAL FEE

The total rental fee is $_____________. Payment is due in three one-third installments:

$___________ non-refundable deposit is due at signing

$ ___________ due 60 days before the event

$___________ due 30 days before the event

4. ADD-ON SERVICES

If applicable, an additional fee of $________________ will be added for the following services:


Includes the following: $300 Dance Floor  $75 Per-Propane Heater  $25 Per-Umbrella

Add-on fees must be paid with the second payment (60 days before the event).

5. SECURITY DEPOSIT

A $300 refundable security deposit is due with the final payment and will be returned within 24 hours if the property is left in its original condition. The lessee may schedule a walk-through during that time.


 

 

6. INSURANCE REQUIREMENT

Lessee agrees to obtain general liability insurance in the amount of:

  • $1,000,000 for standard events
  • $2,000,000 if alcohol is served

Proof of insurance must be provided 30 days before the event.


7. CLEANING POLICY

The lessee must remove all material brought onto the property. The space must be cleaned one hour after your event. A cleaning fee of up to $600 may be charged if this is not completed.


8. SMOKING POLICY

Smoking of any kind is strictly prohibited on the property.


9. MINOR SUPERVISION

At all times on the property, minors must be supervised by an adult.


10. CANCELLATION POLICY

If the Lessee cancels within 30 days of the event date, both the first and second payments will be forfeited.


11. GOVERNING LAW

This Agreement shall be governed by and interpreted under the laws of the State of California.
